Best Neighborhoods in Lawrenceville, Georgia | Moving to Lawrenceville, GA

Hello! This Tim Trevathan of Tim Trevathan Homes and Keller Williams Realty. Today, I want to tell you about 3 Lawrenceville neighborhoods. Lawrenceville is located in central Gwinnett County and its downtown have been undergoing and exciting revitalization.  There aren’t very many neighborhoods within walking distance of downtown, but the neighborhoods I’m going to tell you about today are just a short 15-minute drive away. Okay, the first neighborhood I want to talk about today is The Enclave at Stonehaven. This is a fairly new, single family home community. Homes were constructed between 2016 and 2018. The Enclave at Stonehaven is a gated community and offers large, luxurious homes.

Homes ranges in size from just under 3,000 sq ft to over 4,000 sq ft. Most homes have 5 bedrooms and 4 to 5 bathrooms. The exteriors are primarily 3-sided brick and concrete siding, and most homes are traditional in style, with inviting front porches, second floor balconies, and spacious rear screened porches.

Inside, you’ll find 10 ft ceilings, gourmet kitchens and spacious living areas designed to give you plenty of space to relax and entertain. Homes in The Enclave at Stonehaven offer residents spacious walkout basements and most homes have 3-car garages.

One perk of this subdivision is that basic lawn maintenance is included with your HOA dues. Speaking of HOAs, dues in The Enclave at Stonehaven are $3,012/year, or $251/month, and also include access to 2 tennis courts, an Olympic sized pool with a water slide, a playground, and access to a community fitness center in the clubhouse.

This neighborhood is zoned for the award-winning Peachtree Ridge Highschool, Northbrook Middle School, and Jackson Elementary School.  

The Enclave at Stonehaven is about a 15-minute drive from downtown Lawrenceville, and equally close to downtown Duluth and the Suwanee Town Center. Plus, it is just minutes from I-85, creating an easy commute into downtown Atlanta for work or play.

This is a smaller community and homes don’t come for sale often, so you’ll want to act quickly when one does become available. In the past 12 months, 3 homes have sold. The lowest sale price was $590,000 and the highest was $800,000.

The next neighborhood I want to tell you about is Chandler Pond. This swim & tennis community is about 12 minutes north of downtown Lawrenceville. Built in the mid-1990’s, this is an established neighborhood of traditional 2-story brick and stucco homes.

Homes in Chandler Pond average around 2,400 sq ft in size, and most homes offer 4 or 5 bedrooms and 2 or 3 full bathrooms.  As these homes are around 25 years old, many have been updated and have beautifully done kitchens with granite countertops and stainless-steel appliances as well as updated bathrooms. Some homes are still original, which can be nice if you prefer to update your home exactly to your liking.

There is a mix of homes on basements and slab foundations. Most lots are 0.2-0.3 acres and with plenty of mature trees that offer a good deal of backyard privacy.

Chandler Pond has a mandatory homeowner’s association, and dues are $480/year. These dues include use of the neighborhood swimming pool and tennis courts, use of the playground, and upkeep of common areas.

In the past 12 months, as of this video, 10 homes have sold in Chandler Pond. The median sold price was $412,780. Chandler Pond is zoned for the well-regarded Collins Hill High School, Creekland Middle School, and Taylor Elementary School.

The last neighborhood I want to tell you about today is River Colony. Just about 10 minutes west of downtown Lawrenceville, this established neighborhood offers an eclectic mix of home styles. You’ll find both ranches, split-levels, and traditional brick front 2-story homes. Built primarily in the late 1980’s to mid-1990’s on nicely sized ¼ to ½ acre lots, this large swim and tennis community is one of the more affordable HOA subdivisions in Lawrenceville.

Now, many of these homes are around 30-35 years old. Some homes have completely renovated and updated kitchens and bathrooms, while others have more minor renovations such as new countertops and appliances with refinished original cabinets. Still other homes are still largely original. This is a large neighborhood, and you will find a mix of home conditions.

River Colony has a mandatory HOA, and the dues are $510 a year, split into two payments. Homeowners have access to the community swimming pool and tennis courts.

In the past 12 months as of this video, 14 homes have sold in River Colony, and there were a few other homes pending or under contract when I filmed this. River Colony is a great neighborhood to keep your eye on while we are going through this low-inventory real estate market. It is a large neighborhood, which increases the odds of a home coming for sale.

Homes in River Colony really vary in size, from about 1,600 sq ft on the small end to over 2,800 sq ft on the large end. The median sale price over the past year was $355,100

Like Chandler Pond, River Colony is zoned for Collins Hill High School and Creekside Middle School. The neighborhoods are zoned for different elementary schools though, with River Colony being zoned for McKendree Elementary.
