Best Neighborhoods in Buford, Georgia | Moving to Buford, GA
Hello! This is Tim Trevethan with Tim Trevethan Homes and Keller Williams Realty. Today we are going to talk about three neighborhoods in Buford. Homes in Buford are not cheap, but if they are in your budget, you will find neighborhoods with large, updated homes, swim & tennis amenities, zoned for highly ranked schools, and convenient to a variety of retail and dining options.
First, let’s talk about Hedgerows. Located just north of the Mall of Georgia, this established community consists of large homes built primarily in the early to mid- 2000’s. The homes are large, ranging from just over 3,200 sq ft to over 7,000 sq ft, with the average being around 4,800 sq ft. Home styles range from Traditional to Craftsman, with exteriors primarily of 4 or 3-sided brick.
Many homes are on a basement and offer a 3-car garage. The interiors are nicely finished, with many homes offering updated kitchens with granite countertops and stainless-steel appliances among other high-end touches. But, one nice thing about Hedgerows is that even the homes that have not been updated don’t feel old.
Homes in Hedgerows offer lots of space, with most offering 5 or 6 bedrooms, 4 or 5 bathrooms, large closets with ample built-in shelving, and well-done decks that invite you to spend time outdoors.
Most lots are between ¼ and just under ½ an acre, nicely landscaped, and with enough space in between homes that it doesn’t feel like your neighbor is right on top of you.
The exteriors of homes in this neighborhood are a mixture of 4 and 3-sided brick, and stone.
Hedgerows is zone for the highly rated Mountain View High School, Twin Rivers Middle School, and Patrick Elementary School.
The HOA is mandatory, with dues of $850/year. Those dues include swim & tennis, a kiddie pool with water features, a playground, a soccer field, a basketball court, a clubhouse available for members to rent for private events, and common area maintenance. The HOA is very active and hosts several social events each year.
What will it cost you to live in Hedgerows? In the past 12 months, 25 homes have come onto the market. The most sale price was $1,000,000 and the least expensive was $515,000. The median sale price was $655,000.
The second neighborhood I want to talk about is 10 minutes away from Hedgerows, just on the other side of Interstage 85. Mill Creek Plantation is one of the most affordable neighborhoods in Buford and is a good one to keep your eye on if you want to live in Buford but are working with a smaller budget.
These homes are on small lots, around 0.15 acres in size, are mostly level which is nice. The homes are mostly two story traditional, with a few ranches and many are on basements. The exteriors are primarily brick and stone fronts, with vinyl siding on the sides and backs of the homes.
Constructed in the early 2000’s, most of these homes are 3-5 bedrooms and 2-3 bathrooms, averaging about 2,300 sq ft. The kitchens in most of these homes don’t offer top of the line finishes like you see in Hedgerows, but many have been updated nicely with granite countertops and stainless-steel appliances. Most homes have the original master bathroom finishes, but still feel nicely done and not dated.
Like Hedgerows, Mill Creek Plantation is zoned for Mountain View High School and Twin Rivers Middle School. It is served by Freeman’s Mill Elementary School.
Mill Creek Plantation has a mandatory HOA, and annual dues are $600.00. The dues include swim & tennis as well as upkeep of common areas.
What will it cost you to live in Mill Creek Plantation? In the past 12 months, 15 homes have gone on the market. The highest sale price was $405,000 and the lowest was $300,000. The median sale price was $350,000.
Lastly, I want to talk about a neighborhood inside the Buford city limits. Laurel Manor is a neighborhood of large, luxurious 4-sided brick homes on roughly ¼ acre lots.
These homes were constructed primarily between 2015-2018 and boast wonderful, high-end finishes throughout. You’ll find quartz countertops in many homes, hardwood floors, and stone fireplaces. Some homes offer a first-floor guest suite and homes offer 3-car garages and walk-out basements.
The luxury doesn’t stop inside in Laurel Manor. You’ll find beautiful screened-in porches and expansive decks perfect for relaxing after work or hosting a gathering.
These 5 to 7 bedroom and 4 to 7 bathroom homes are large; ranging from about 5,700 sq ft to 6,500 sq ft in size.
Something important to know about Laurel Manor is that it is inside the Buford city limits. That means that it is zoned for the award-winning Buford City School system. The Buford High School campus is beautiful, rivaling some small private colleges! The school system is a definite perk of paying the Laurel Manor price tag.
The HOA is mandatory, and annual dues are $960/year. Your dues will cover maintenance of roads and common areas, and also allows access to the neighborhood playground, swimming pool and tennis courts.
So, what does it cost to live in Lauren Manor? In the past 12 months, 8 homes in Laurel Manor have come on the market. The median sale price was $854,950 with a lowest sale price of $669,000 and a highest sale price of $940,000.
