Best Neighborhoods in Duluth, Georgia | Moving to Duluth, GA

Hello! This is Tim Trevethan with Tim Trevethan Homes and Keller Williams Realty. If you’ve seen my other videos, you know we’ve already explored Duluth, Georgia and talked about the pros & cons of living here, as well as some of the awesome things to do that Duluth offers.

Today, we’re going to look at 3 specific neighborhoods in Duluth. I’ll tell you what these neighborhoods offer residents, and which will hopefully help you as you consider which neighborhoods you may wish to include in your home search.

These are by no means the only 3 great Duluth neighborhoods. Duluth is full of great neighborhoods, and it was hard to choose only 3 to talk about today.

The neighborhoods I chose cover 3 different price points and showcase the range of homes that you can find in Duluth.

First up: Sugarloaf Country Club. Here’s a fun fact for you: Sugarloaf Country Club is so large (just under 1,000 homes), that it has its own zip code and post office. Not many neighborhoods can say that!

Sugarloaf Country Club is a gated community, with entrances off Sugarloaf Parkway and Meadow Church Road, offering stately homes and world-class amenities. This luxurious lifestyle comes with mandatory property owner’s association annual dues of $2,750 dollars and an additional membership fee should you opt to join the golf club.

At the time of this video, it is May 2022. In the past 9 months, 45 homes in Sugarloaf Country Club have sold at a median price of $1,525,000 dollars. The lowest sold price was $915,000 and the highest was $4,000,000.

Most homes are around 20-25 years old and range from 5,000 to over 11,000 square feet with lots up to 3 acres. You will find a variety of home styles including Mediterranean, French Country, Georgian, and traditional.

Most families send their children to private schools, but the public schools Sugarloaf Country Club is zoned for are Peachtree Ridge Highschool, Hull Middle School, and M. H. Mason Elementary School.  

So, what are the perks that come with being part of the mandatory property owner’s association?

First, this gated community has a guard on-duty 24 hours a day. Residents can access an on-line portal to add or remove people from their list of welcome visitors. Second, maintenance of all common areas. Third, access to a well-maintained playground.

Sugarloaf Country Club is home to the famous TPC Sugarloaf Golf Club. Membership is optional but popular. This exclusive club is pricey but offers members world-class amenities. These include a 27-hold, Greg Norman designed PGA Championship golf course, fine dining, a well-appointed clubhouse and pro shop, 3 pools, 14 tennis courts, and a fitness facility.

Sugarloaf Country Club is one of the most exclusive neighborhoods Duluth has to offer.

Next up: Sugarloaf Park. This neighborhood is on the small side, but it is one well worth considering.

It is located off of Meadow Church Road and is immediately adjacent to the Sugarloaf Country Club.

As of May 2022, in the past 9 months, 5 homes have sold with a median sale price of $515,000. The lowest sale price was $490,000 and the highest sale price was $800,000.  At the time of this video, there are two active listings in this neighborhood, both listed slightly under $700,000.

Homes in Sugarloaf Park vary in size from around 2,700 sq ft to over 5,000 sq ft.  Lots average right around 1/4 acres, with a few closer to 1/2 acres.

Most homes are traditionally styled 4-sided brick, with a mix of ranch and two-story homes.

The Sugarloaf Park HOA is mandatory, and dues are $950/year with a $1,000 transfer fee upon purchase of your home.

What are the perks of living in Sugarloaf Park? You will have access to the neighborhood pool, tennis courts, and clubhouse. The neighborhood has nice, wide sidewalks perfect for walking the dog or taking a family bike ride, and the HOA ensures common areas are well maintained.

Many Sugarloaf Park families send their children to private schools, but the public schools the neighborhood is zoned for are well regarded. They are Peachtree Ridge High School, Hull Middle School, and M.H. Mason Elementary School.

Finally: Cardinal Lake Estates. This large, established neighborhood with over 650 homes is off Duluth Highway and is a bit of a departure from the first two neighborhoods when it comes to home styles. It is also the most affordable of the three neighborhoods we are discussing today. But, Cardinal Lake offers HOA members a perk that the other two don’t. What is it? We’ll get to that in just a minute!

The homes in Cardinal Lake are a mix of two-story, ranch, and split levels in a variety of styles. You’ll find traditional brick ranches, s as well as mid-century moderns.

In the past 12 months, 6 homes have sold at a median price of $391,438. The lowest sale price was $360,000 and the highest was $475,000.

Square footage of Cardinal Lake homes ranges from about 1,700 sq ft to 2,800 sq ft, with lot sizes ranging from just under 1/4 acre to just over 1 acre. Large, private lots are a perk of many homes in Cardinal Lake!

Cardinal Lake is split between two school districts. All homes are zoned for Duluth High School, but the neighborhood is served by two middle schools (Hull Middle and Duluth Middle), and two elementary schools (M.H. Mason and Harris).

There is an active homeowners’ association, the Cardinal Lake Civic Association. If the property you purchase is a permanent member, membership in the association is mandatory at an annual fee of $550/year. If the property you purchase is not a permanent member, membership is voluntary at a rate of $725/year.

Membership includes access to the neighborhood pool and playground, like most HOA memberships. But, Cardinal Lake Estates offers members a perk that is definitely not common in the Atlanta area. Members have access to the two lakes in the community for fishing, boating (no gas motors allowed), and use of the beach area. That’s a nice perk!

The lake is stocked, and fishing is encouraged. Imagine how nice it would be to get home from work on a summer afternoon and hit the lake with your kayak without having to leave your neighborhood.
