Today, I’m going to tell you about 3 great neighborhoods in the popular suburb of Suwanee. Popular for its great Town Center and good schools, Suwanee is a popular choice with families.
To start, I’m going to talk about The River Club. If you are looking for luxury, look no further than The River Club. This private, gated community is luxury and elegance at its finest. Nestled along the Chattahoochee River, you’ll find homes on large lots, all at least ½ acre, with great attention paid to maintaining the natural beauty of the community.
The River Club is a bit unique in that you have your choice of an older home, new construction, or purchasing a homesite and building your own home with one of the approved builders.
Homes here are well appointed, with the utmost attention paid to even the smallest details. Most homes are constructed in the traditional, craftsman, or European styles. Homes in River Club are constructed of brick or stone, with beautifully landscaped back yards designed for easy outdoor entertaining. Some homes offer lovely golf course views and others offer the privacy of a wooded view.
On the interior, you will find a variety of styles. You’ll find homes that are traditional and homes that offer sleek, modern elegance. No detail has been overlooked, from wonderfully equipped chef’s kitchens to spacious, inviting bedrooms, to fitness rooms and home theaters on the terrace level, these homes offer it all.
The oldest homes in The River Club are about 20 years old, but you would never know it as they blend in beautifully with the newer homes.
What can you expect size-wise from homes here? Most homes have 5-7 bedrooms and 5-7 full bathrooms, and range from 4,000 sq ft to over 10,000 sq ft.
Homes here are not cheap; in the past 6 months, 9 homes have sold between $1.4 and $3.5 million dollars. At the time of this video, there are 11 active listings, between $2.1 and $5.7 million dollars.
For your money, in addition to a wonderfully luxurious home, you also enjoy some fantastic amenities. The neighborhood borders the Chattahoochee River, and has a 1.4 mile long private nature trail that is perfect for exercise or a relaxing walk. The $4,000 annual dues for the mandatory homeowners association also allow access to 3 swimming pools and 8 tennis courts in addition to providing a 24/7 gate attendant. For an additional annual membership fee, The River Club homeowners may also opt to join the golf club, gaining access to the Greg Norman designed golf course and dining, spa and other amenities offered in the stunning 32,000 sq ft clubhouse.
Many residents send their children to one of the multiple private schools in the area, but if you opt for public school, The River Club is zoned for North Gwinnett High School, North Gwinnett Middle School, and Level Elementary School.
Next up, I’m going to completely switch gears, moving from luxury living to a walkable live/work/play lifestyle.
If you love the Suwanee Town Center and want to be within walking distance of the shopping, dining, and community events, you’ll want to look at Shadowbrook at Town Center. This established community was built during the mid-2000’s and is literally across the street from the Suwanee Town Center. That means you won’t have to struggle to find parking when attending popular Suwanee events since your home is only a short walk away from the heart of Suwanee.
This community is unique among the neighborhoods I have highlighted to this point in north Atlanta suburbs as it offers both single family homes and townhomes.
The single-family homes in Shadowbrook at Town Center are constructed in a traditional, craftsman style. It is important to note that they are on small lots, around 0.1 acre in size. If you want a lot large enough for a playset, to grow a large garden, or simply have space to spread out than this is probably not the neighborhood for you. But, if you enjoy the vibe that comes with living close to your neighbors in an active community then it is a community you will want to check out!
These homes are approaching 20 years old and have been updated to varying degrees. Some homes have been beautifully updated with completely renovated kitchens and baths while others are largely original and have more minor updates like granite countertops and stainless-steel appliances but stopping short of a complete renovation. But even the more original homes were tastefully constructed and don’t feel super dated.
A few homes offer a basement, while others are on a slab foundation. These homes offer 3 or 4 bedrooms and 2 or 3 full bathrooms, and average a little over 2,000 sq ft.
People who live here love the location, and homes don’t come on the market very often. In the past 6 months, 2 homes have sold and a 3 homes are on the market, either active or under contract, at the time of this video. The 2 homes that sold, sold for the low-mid $500,000’s.
The monthly HOA fee is $130 and includes yard maintenance and common area upkeep.
Shadowbrook at Town Center also offers townhomes. These 3-level homes are well designed and make great use of the space offered, with a spacious, airy floorplan. Like the single family homes, the townhomes in Shadowbrook are also close to 20 years old but even the homes that are still largely original don’t feel very dated.
In the homes that have been updated, you’ll find updated, or completely remodeled, kitchens and baths, with granite countertops and stainless-steel appliances.
These homes offer 2 or 3 bedrooms and 2 or 3 full bathrooms, averaging just over 2,000 sq ft in size. In the past 6 months, 6 homes have sold at a median price of $430,000.
The HOA fee is $205/month and covers yard maintenance as well as common area upkeep. Some exterior maintenance is included as well.
It is worth noting that Shadowbrook is a primarily owner-occupied neighborhood as rentals are restricted to 10% of homes in the entire community.
Shadowbrook at Town Center is zoned for North Gwinnett High School, North Gwinnett Middle School, and Roberts Elementary School.
If you want to be within walking distance from the many popular events hosted in the Suwanee Town Center, Shadowbrook at Town Center is a wonderful option to consider calling home.
Last but not least, I want to tell you about an older, more established neighborhood. Maple Ridge was built during the 1980’s and offers ranch homes, traditional 2 story brick homes, craftsman, and modern style homes.
Maple Ridge is a great choice if you are hoping to avoid a cookie cutter style neighborhood. Most of these homes are on large lots around 0.5 acre in size, and the community prides itself on the beautiful, mature trees and wooded areas throughout the community.
Inside Maple Ridge homes you’ll find just as much variety as you do outside. These homes are over 30 years old, and some feel more dated than others. Some homes are very original, leaving lots of room for updates or remodeling to your specific tastes. Other homes have been updated to varying degrees over the years. Some are move-in ready, and others have room for additional upgrades should you desire.
Common updates include granite counter tops, new flooring, and painted or new kitchen cabinets and bathroom vanities.
While Maple Ridge is an older neighborhood and the homes don’t have as many upgrades, the price tag makes it one of the more affordable neighborhoods in Suwanee. In the past 6 months, 8 homes have closed with a median sale price of $422,500. These home average about 2,600 sq ft in size and homes have 3-5 bedrooms and 2-3 full baths.
Maple Ridge does have an optional homeowners association, with dues of $100 annually to cover common area upkeep. For $400/year, there is an optional swim & tennis membership.
The swim & tennis membership is popular with families, and Maple Ridge has a thriving summer swim team.
Maple Ridge is zoned for Peachtree Ridge High School, Hull Middle School, and Parsons Elementary School; all 3 of which are just a few minutes drive from the school. The high school and elementary school are even walkable in nice weather.
This subdivision is a fantastic option for families who want great schools, close proximity to Suwanee, and a more affordable home in an active subdivision.
