Atlanta’s Biggest Megaprojects (Crazy Changes Coming!)

Just last month, I was showing a client a property near one of the biggest development sites in the history of north metro Atlanta, and he asked me a simple question.

“Tim, why is this entire corridor about to change?”

When I pulled up the scale of what is being built — not just in one spot, but simultaneously across four different sites stretching from downtown all the way up through South Forsyth County — his entire investment approach shifted on the spot.

He ended up making moves he would not have considered two hours earlier.

I am Tim Trevathan. I have been tracking major developments across north metro Atlanta for years, and I can tell you that what is happening right now is unprecedented.

These are not just construction projects. They are wealth creation opportunities for anyone who understands how to position themselves correctly.

The innovation district that will pull thousands of high-income professionals into the north metro corridor. The transportation backbone that will make every community along GA-400 dramatically more accessible. The mixed-use entertainment anchor sitting right in South Forsyth County. And the downtown entertainment megaproject that is already open and already changing residential demand patterns.

Here is what you need to understand before we get into the projects themselves.

Atlanta is not experiencing one development boom. It is experiencing four of them simultaneously — and they are all feeding each other.

The Atlanta metro is forecast to add 44,300 jobs in 2026 alone. That puts it fourth among all major U.S. metros for job creation this year. And total construction starts across the metro are projected to hit $24.3 billion in 2026, up five percent from last year.

This is not a coincidence. It is the result of a decade of population growth, corporate relocations, infrastructure investment, and now a 2026 FIFA World Cup catalyst that has accelerated the timeline on projects that might have taken another five years to break ground.

Here is the other thing most people miss about how megaprojects create value in the suburbs.

The biggest appreciation does not happen right on top of the project site. It happens in the surrounding neighborhoods — typically within a one to three mile radius. That is the sweet spot. You get the upside from increased jobs, amenities, and demand, without paying the premium that properties immediately adjacent to the site command.

Right now, four separate projects are creating those one-to-three-mile opportunity windows simultaneously — and some of them are in Tim Trevathan’s back yard. We are talking about communities you already know: Alpharetta, Johns Creek, Roswell, Milton, South Forsyth. The north metro corridor is sitting right in the middle of this.

The Atlanta Regional Commission projects the 21-county Atlanta region will add 1.8 million people by 2050, with job growth concentrated in Fulton, Gwinnett, Forsyth, and DeKalb counties. Forsyth County alone grew 7.9 percent between 2020 and 2023, ranking it among the fastest-growing counties in Georgia.

The timing window for maximum appreciation is before these projects complete. Not after the ribbon-cutting. Not after the first tenants move in. Now — while the sites are still under construction and prices in the surrounding neighborhoods have not yet fully repriced.

Now, this next project is even bigger — and it is happening right in Tim Trevathan’s primary coverage area.

Project #3 — The Gathering at South Forsyth

If you cover South Forsyth County — and this is a core part of north metro Atlanta — this is the project you need to understand better than anyone.

The Gathering at South Forsyth is a $3 billion, 100-acre mixed-use development sitting near the intersection of Ronald Reagan Boulevard and Union Hill Road, approximately one mile from GA-400 near the Forsyth-Fulton County line. Forsyth County commissioners approved the final intergovernmental agreements in June 2025. This is happening.

The headline anchor is an 18,500-seat arena with the stated goal of attracting an NHL franchise. And I want to be straight with you about that component, because I think it matters that you have the real picture.

NHL expansion is not guaranteed. The NHL commissioner stated in May 2025 that expansion is unlikely before a new collective bargaining agreement is in place. The developer, Vernon Krause, confirmed in February 2026 that NHL negotiations are still ongoing, and the NHL expansion fee has reportedly climbed to $2 billion. There is also a competing Atlanta-area NHL bid from a group located six miles south at the North Point Mall site in Alpharetta.

Here is what that means for you as a buyer or investor: do not make your investment decision based solely on the NHL component.

Make it based on what is already approved. Phase 1 includes 600 apartments, a hotel, and at least 500,000 square feet of office and retail space. That is real development with approved plans moving toward permitting — regardless of what happens with the franchise. When the full project is complete, the total development will include approximately 2,400 residential units and 1.6 million square feet of retail and office space. The arena alone — at roughly $1 billion of the $3 billion total — will draw concerts, sporting events, and year-round foot traffic whether or not an NHL team is playing in it.

Forsyth County residents voted 56 to 44 in the November 2024 general election to approve the Tax Allocation District funding the county’s $225 million bond contribution. The TAD is projected to repay that investment in 12 to 15 years, after which an estimated $40 million in annual property tax revenue flows to county coffers and Forsyth County Schools.

Let me put that in perspective. Forsyth County’s population grew 132 percent between 2000 and 2019. It added 6,700 new residents in the 2024 to 2025 period alone. And now you have a $3 billion anchor development sitting at the northern end of a brand new $4.6 billion express lane corridor. The infrastructure and the population growth are converging at the same moment.

The spillover radius for a development like this runs about one to two miles in every direction from the site. Properties in that radius — particularly single-family homes in established Forsyth County school districts, newer construction communities along Union Hill Road, and any rental product that serves the apartment component’s overflow demand — are in the best position.

The timing here is now. The approved Phase 1 components create certainty. The NHL story adds upside. If the franchise comes, you will have bought at the right time. If it does not, you still own property in one of the fastest-growing counties in Georgia adjacent to a $3 billion mixed-use anchor.

The third piece of this transformation might surprise you — because it is already open.

Project #2 — Centennial Yards (Downtown Entertainment District)

Most people think of this as a future project. It is not. Centennial Yards is happening right now, and it is already changing the demand picture for Atlanta residential real estate.

Here is the scale of what is going in downtown Atlanta.

Centennial Yards is a $5 billion, 50-acre mixed-use development positioned between Mercedes-Benz Stadium and State Farm Arena — the developer is calling it the largest entertainment district in the Southeast when complete. When fully built out, it will add approximately 8 million square feet to downtown Atlanta. That breaks down to roughly 4 million square feet of retail, hotels, and office space, and 4 million square feet of apartments.

Let me put 8 million square feet in context. That is not a single building. That is a neighborhood.

Phase 2 is already underway, with 480,000 square feet of entertainment, retail, and restaurant space across eight acres, including a 70,000-square-foot immersive entertainment building, a 160,000-square-foot single-tenant entertainment venue, a 14-story hotel, and a fan gathering plaza.

Cosm — a 70,000-square-foot three-level immersive dome venue — opened at Centennial Yards in June 2026. A new Live Nation 5,000-seat arena is expected to open in 2027. The developer’s stated goal was to have two-thirds of the entire project complete or under construction by the 2026 FIFA World Cup. The World Cup alone is projected to generate between $503 million and $1 billion in economic impact for Atlanta.

Now here is the question I know you are asking: what does a downtown Atlanta entertainment district have to do with north metro Atlanta real estate?

Two things.

First, job creation. Every hotel, restaurant, entertainment venue, and office building that opens at Centennial Yards creates employment — and that employment pulls workers and professionals into the Atlanta market who then make housing decisions across the entire metro. The north metro corridor, with its combination of school quality and accessibility, captures a significant share of those new residents.

Second, the spillover effect moves outward. The Fountain Square neighborhood, the near south side, and adjacent downtown areas all sit within two miles of Centennial Yards. But the broader effect is that Atlanta as a whole becomes a stronger destination city — and destination cities see sustained housing demand. Short-term rentals, condos, and modern apartment units perform best in the immediate project zone. In the north metro, the demand manifests as consistent buyer interest from the professional class that fills the jobs this district creates.

And directly south of Mercedes-Benz Stadium, approximately eight acres have been cleared for a new mixed-use development including housing and retail, developed by Atlanta-based developer Carter. The South Downtown redevelopment adjacent to Centennial Yards is revitalizing 57 historic buildings across 16 acres, with 10 new restaurants expected to open by June 2026.

Atlanta’s downtown is not the downtown of five years ago. And that matters to the value of everything around it.

Project #1 — Georgia Tech Science Square and Tech Square (Innovation and Tech Hub)

The three projects I just walked you through — GA-400, The Gathering, and Centennial Yards — will all create real estate opportunity. But this next one is the one that changes who moves to Atlanta, and by extension, who moves to Alpharetta, Johns Creek, Roswell, and Gwinnett County.

Let me explain.

Georgia Tech’s Science Square and Tech Square together form the most consequential innovation district in the American South. I do not say that casually. Here is the data behind it.

Science Square is programmed for over 2.1 million square feet of labs, offices, and residential and retail space across multiple phases. Science Square Labs opened in 2024, offering more than 368,000 square feet of premium lab and innovation space across 13 floors. Georgia Tech signed a 10-year lease for 36,364 square feet there beginning February 2026.

And the anchor tenant announcement that tells you everything you need to know about the quality of businesses being attracted here: Duracell announced a $56 million investment to establish its new global research and development headquarters at Science Square. That creates 110 high-paying jobs with average projected salaries of $120,000. The opening is scheduled for Summer 2026.

This is one company. One announcement. And the average salary is $120,000.

Tech Square, immediately adjacent to the Georgia Tech campus in Midtown, already hosts over 100 startups, 25 corporate innovation centers, seven venture funds, and over 2,100 Georgia Tech students. It has more than 2 million square feet of space for collaboration, research, and innovation. Georgia Tech’s College of Computing graduated approximately 2,400 students at bachelor’s, master’s, and doctoral levels in the 2024 to 2025 academic year. Georgia Tech saw a 46 percent increase in research awards from 2018 to 2024.

Here is the labor market picture. Georgia’s median tech salary is approaching $112,018. Data scientists in Atlanta are projected to grow 34 percent, information security analysts 29 percent, and computer and information research scientists 20 percent from 2024 to 2034. Georgia has now surpassed Northern Virginia as the nation’s most active market for data centers.

And Georgia Tech’s CREATE-X program has launched more than 600 startups with a combined valuation above $2.4 billion, with a goal of launching 1,000 new ventures per year.

So what does all of this mean for north metro Atlanta real estate?

These are the buyers and renters who are moving into your market over the next decade. High-income tech and biomedical professionals, startup founders, researchers, and engineers — people earning $100,000 to $200,000 who want modern housing with quality schools, safe neighborhoods, and an easy commute to Midtown. They do not all want to live inside the perimeter. Many of them want the communities that Tim Trevathan’s market covers: Johns Creek, Alpharetta, Suwanee, and Roswell.

The spillover effect from Science Square and Tech Square runs directly up the GA-400 corridor — the same corridor that is being upgraded with a $4.6 billion express lane project right now. You can see how these projects compound each other.

Properties within a reasonable commute of Midtown — 30 minutes or less via GA-400 — are squarely in the demand zone for the talent this innovation district attracts. Modern housing with good schools, access to cultural amenities, and solid long-term value retention is exactly what this buyer profile prioritizes. The north metro corridor delivers all of that.

The first phase of Science Square will be developed over the coming years, with more than 2 million square feet of office and lab space programmed. Each phase adds more jobs, more demand, and more upward pressure on housing prices in the surrounding communities. Getting positioned now — before the next major phase opens — is the move.
