Atlanta, as you know, has been growing continuously and where people choose to call home around town has been shifting, but things that are happening starting in 2025 are going to be a game changer. We’ve got new neighborhoods being created with brand new homes, connected walking pathways to retail, entertainment, shopping and dining hubs…and possibly an NHL hockey team. The future is bright for Atlanta starting in 2025. And I’m going to tell you the eight biggest changes you’ll start seeing…right now. [Theme music, graphics]

Today’s topic: Eight Huge Changes Coming to North Atlanta Starting in 2025. Let’s get to it.
Number One on the list has to be the Atlanta population explosion. It wasn’t that many years ago that Atlanta’s metro area had maybe only a couple million people living here. But today Atlanta has attracted a whopping six million people, ranking our city in the top 10 metro areas in the US. And by 2050, the Atlanta population is projected to be – hold onto your hats – eight million! You all know about the moderate climate, business development, affordable homes, and an attractive, natural landscape, but I’m going to talk to you about even more reasons people are flocking to Atlanta…and why North Atlanta is the future.
Much of Atlanta’s growth has been in North Fulton, as well as Gwinnett and Forsyth counties. We haven’t talked too much about Forsyth, which includes North Alpharetta, and Cumming, Georgia. So Number Two on our list really is the future of Forsyth County real estate in a massive, mixed-use development. Coal Mountain Town Center, named for the area’s unincorporated Coal Mountain community, has broken ground in North Forsyth County and the locals here couldn’t be more excited. Big-city amenities tucked into a suburban setting. Coal Mountain Town Center is being developed by the national homebuilders, the Toll Brothers, and will feature 222 single-family homes, 219 townhomes, and 300 apartments, with a master plan for eventually over 700 housing units total. We’re also looking at 20,200 square feet of offices, and more than 70,000 square feet of retail space. A 15,000 square-foot brewery is also in the works. Coal Mountain Town Center will be in good, established company, near an existing Walmart and the very popular North Georgia Premium Outlet mall. They’ve already broken ground and we can’t wait to see the progress.
So that was North Forsyth County’s huge change. Let’s look at South Forsyth. Number Three on our list: How would you like to see an NHL hockey team back in Atlanta? Well it could happen! That was the main goal behind the creation of a mixed-use development that includes a sports and entertainment arena in South Forsyth County called The Gathering. They’ve just broken ground on this truly remarkable complex, as well. The Gathering is destined to be THE entertainment hub of North Georgia, similar to The Battery in Northwest Atlanta, where the Braves play. As a sustainable structure, The Gathering will have family-friendly retail and dining experiences, open community greenspaces, water features, walking trails and feature a billion-dollar, state-of-the-art, 20,000 capacity arena and community center for concerts, shows…and yes, hopefully, NHL hockey. Besides the sports and entertainment arena as anchor, The Gathering will include 1.6 million square feet of office and retail space, structured parking, hotels, a practice hockey rink, and even its own fire and police station.
Mixed-use developments like Coal Mountain and The Gathering are a blueprint of the future for how people want to work, live, and have fun, all in the same neighborhood.
Number Four on our list…can you believe that a new Trader Joe’s could create much of a stir? It sure can if you live in North Alpharetta near Halcyon, which has begun its Phase Three development additions. Halcyon is more than just a shopping center, having already added hundreds of housing units, an Embassy Suites, dozens of retail shops and restaurants, X-Golf, and CMX CinèBistro. The people of North Alpharetta have been clamoring for a neighborhood Trader Joe’s, and Halcyon pulled off a major coup by obtaining one, which is now open to the public. Coming soon will be a new Chick-fil-A, Chase Bank, Chewy Vet Care and more. Located in South Forsyth County, Halcyon is a hip, fun mecca for shopping, dining, and living in North Atlanta.
Number Five is a brand new Alpharetta community of single level flats and multilevel townhomes called Findley Row. Combining elegance and sophistication, several of these brand new townhomes and condominiums are already for sale while more buildings are being constructed. And like so many other mixed-use developments nearby, Findley Row is also showcasing vibrant green spaces, restaurants, coffee shops, and provides direct access to the AlphaLoop, which is a series of walkways and bike paths that connect to Downtown Alpharetta and even the Avalon shopping mall. All the retail, office, and fine dining that Alpharetta affords will be so close, you can’t imagine going anyplace else.
…Unless, of course, it’s driving just a short distance to our Number Six on the list, North Point Mall, also in Alpharetta. Having been around since 1993, the once most-upscale shopping mall in the area is now about to get the neighborhood facelift and revitalization it deserves. The renovation plan is underway to create more green spaces and walkways connecting it to the AlphaLoop and the Big Creek Greenway. North Point Mall is still a vital shopping and dining destination in metro Atlanta and remains prime real estate, which has recently attracted even more businesses and new restaurants to the area. Alpharetta residents and people from neighboring counties look forward to more possibilities surrounding North Point Mall.
And while we are talking about Alpharetta, we haven’t even touched on the upcoming concert schedule at an already-existing venue. Very close to North Point Mall is probably my favorite concert arena in all of Atlanta: Number Seven on our list is Ameris Bank Amphitheater’s exciting 2025 concert lineup. What could be better than enjoying your favorite band outdoors under the stars in a state of the art, 12,000-seat outdoor concert venue set in 45-acre woodland grounds? Ameris has a great sound system, multiple Jumbotron screens, and good seating options for every budget. This year’s Spring and Summer lineup includes Billy Idol, Joan Jett, Keith Urban, The Dave Matthews Band and – on his One Last Time tour – Rod Stewart. No need to drive into Downtown Atlanta to see top performers since Ameris Bank Amphitheater continues to draw the biggest names in music, and all of the new developments we’ve talked about here will attract even bigger shows every year.
So for the final spot on our list, Number Eight represents good clean family fun at Lake Lanier, which is a huge fishing and boating reservoir on 38,000 acres in parts of Hall, Forsyth, Dawson, Gwinnett and Lumpkin counties. Lake Lanier Islands are always fun for families who come from all over the area, but the big news in 2025 is the addition of a water entertainment complex called Fins Up Waterpark, opening in May. Apocalypso is the name of Georgia’s first (and only) water coaster. Other water rides like Black Out, Mango Mania and the Wave Pool make this brand new water park a must-visit attraction, perfect for kids of all ages. Fins Up opens May 3rd and Atlanta can’t wait!
