Hey everyone, welcome back! I’m Tim Trevathan from Tim Trevathan Homes and Virtual Properties Realty, here to guide you through the exciting journey of finding your dream family home in Atlanta. Whether you’re considering moving to this vibrant city yourself or you’re helping loved ones find the best place to put down roots, today’s video is just for you! You will see that they are truly the top places in Atlanta.

Grab a seat as we dive into the heart of Atlanta’s residential scene, uncovering the top five family-friendly areas to live in 2026. These gems were rated in the top 5 family-friendly cities on Niche.com based on crime rates, public schools, cost of living, amenities, and that warm sense of community we all crave. And if you’ve seen my previous video, then you might recognize some of the cities on this list. So, without further ado, let’s explore where your next chapter could begin.

First up on our list is Johns Creek: The Suburban Dream.

If you watched my previous video on the Top 5 Places to Live in Atlanta (overall) then you might remember that Johns Creek isn’t just another suburb; it is one of the safest cities in America. When you’re looking for a place to start a family or raise a family, it doesn’t get any better than this. But let’s dig a little deeper into what makes Johns Creek so great.

For starters, it’s a thriving community teeming with parks, vibrant events, and top-notch recreational activities. We’re talking over 300 acres of lush parkland complemented by prestigious golf courses like Atlanta Athletic Club and RiverPines Golf Course; recreation and leisure are simply part of the fabric here.

It offers a peaceful retreat from the hustle and bustle while keeping you connected through its technology-driven job market, with many Fortune 500 companies setting up shop here. Technology Park is home to more than 200 businesses in the tech sector and includes major tenants like, Alcon, Nordson, Emory Johns Creek Hospital, Saia, Teradata, Ebix, Bomgar, and others.

Now, a quick word to the wise: navigating Johns Creek might require more than just a good pair of sneakers; having your own vehicle becomes less about luxury and more about necessity due to the lack of public transportation. I don’t think there is a way to escape traffic no matter where you go, but with everyone coming in from downtown Atlanta, plus all of the residents coming out of Tech Park and other business hubs, you’ll want to have your favorite audiobook or podcast on standby to make the journey home more pleasurable.

When it comes to the nightlife around here, you’re not going to find that electric energy you get in downtown Atlanta with its loud, pulsating clubs, hip restaurants, and bars. Johns Creek prides itself on being predominantly residential—a haven for quiet evenings, cozy dinners, and intimate moments at a café.

But what truly sets Johns Creek apart, especially when it comes to families looking for the perfect place to call home, are its schools. Boasting high graduation rates and strong athletic programs, this city prioritizes education like few others.

And did I mention that it’s a tiny cultural melting pot? Despite its seemingly quintessential suburban appearance, Johns Creek boasts a surprisingly diverse population, as well as a rich tapestry of cultures, languages, and traditions—a fact that enriches community life far beyond what meets the eye.

To all the golfers out there, take notes because this next one’s for you. While Georgia as a whole is known for golf (think Augusta National), not everyone knows that Johns Creek is something of a golfer’s paradise too. It has hosted prestigious PGA events, including the PGA Championship at Atlanta Athletic Club located within its boundaries—a dream come true for golf enthusiasts residing in or visiting Johns Creek.

So with all these advantages, is there a downside to Johns Creek? Well, I have to tell you that embracing this suburban dream might require stretching your budget a bit more than expected, especially when comparing housing costs to neighboring areas. The property taxes and housing costs are well above the national and state averages. For many families, though, the area is worth the investment when they consider the peace of mind they have and the premium amenities.

And I think it’s only fair to mention that despite the high buy-in for Johns Creek, you can still find a variety of different housing types. From charming condos to sprawling single-family homes nestled in planned communities, there’s definitely something for everyone.

So, what do you think about Johns Creek? Leave a comment down below, and let me know if this city turns out to be your favorite. But won’t be able to make a decision until you’ve heard the rest, so let’s get on with our next city: Alpharetta, where serenity meets community.

Alpharetta exudes charm and relaxation with its serene landscapes and welcoming neighborhoods—a stark contrast to urban life’s fast pace yet bustling with activity thanks to its growing business district. Housing here caters to diverse preferences, from modern condos to traditional single-family homes adorned with the latest amenities.

Notably impressive are Alpharetta’s public schools, which consistently deliver strong academic performance year after year…and did I mention it’s safe? That’s right; low crime rates contribute significantly to its community feel, making it an ideal setting for families looking for security in their daily lives.

Alpharetta doesn’t shy away from entertainment, either! Its downtown area is alive with shops, restaurants, and running events—highlighted by the famous Alpharetta Greenway, connecting neighborhoods through scenic trails perfect for biking or jogging enthusiasts.

So what are the things you’ll want to look out for? Well, it comes with the same caveats as Johns Creek with traffic, lack of public transportation, and high property taxes, but one additional factor is that the city is expanding. As it makes room for more businesses and homes, there are ongoing construction projects that add to the difficulties in your commute.

But on the plus side, that means there’s room for you!

Moving on: Milton where affluence meets academics.

If luxury living paired with exceptional education is what you seek, then Milton might just be your match made in heaven! This affluent neighborhood boasts predominantly spacious single-family homes set on large lots offering privacy and exclusivity while maintaining very low crime rates, ensuring unparalleled safety for its residents.

Though Milton commands the highest cost of living among our picks today, it compensates generously through its strong focus on community culture where neighbors support each other, creating an enviable lifestyle enriched by outstanding public schools renowned for their academic prowess.

While shopping & dining spots may be more concentrated around Downtown Milton, offering chic boutiques & upscale eateries, don’t overlook its natural beauty! With extensive parks trails & Chattahoochee River nearby—outdoor adventures await!

But a couple of things you want to take into consideration when you move into Milton is that the city has a reputation for having stricter regulations and ordinances compared to nearby suburbs. This could include things like noise restrictions, yard maintenance rules, and building codes. That means no wild parties from the teenagers in your home, but rather Sunday chores like mowing the lawn. The other thing to consider is the lack of diversity with limited cultural and ethnic representation when compared to Atlanta. If you’re looking to raise your family in a place where your kids can come in contact with new exciting cultures, then you may want to circle back to Johns Creek or check out this next location.

Peachtree City: a green utopia.

Peachtree City stands as a testament to what suburban dreams are made of—an unexpected paradise where golf carts rule the roads and community spirit paints every corner. Let’s buckle up and embark on a journey through this unique town, examining both its charms and challenges.

First up, let’s talk about the true sense of togetherness that defines Peachtree City. This is a place where neighborhood barbecues and school sports events are the weekend highlights, and everyone seems to know everyone else’s name. The city has an endless stream of public events, festivals, and parades. Picture all the city’s families gathered together for Fourth of July fireworks or fall festivals, where pumpkin spice and laughter fill the air.

Peachtree City isn’t just about friendly waves and polite nods to your fellow residents; it offers serious benefits that make it one of Georgia’s most coveted living spots. Think top-tier education where schools aren’t just buildings but beacons of hope and ambition for young minds. And you have your choice of private schools like Landmark Christian to excellent public schools like McIntosh High and Starr’s Mill High which both receive positive feedback for their rigorous academics, diverse course offerings, and strong college preparation programs.

Safety here isn’t a concern but a given, with serene neighborhoods where kids can still play outside till dusk. And let’s not forget the great outdoors—a labyrinth of golf cart paths weave through lush parks and sparkling lakes, inviting residents to bike, fish, or simply bask in nature’s glory.

But, before you pack your bags (and perhaps your own golf cart), let’s pivot to some aspects that might give pause. Peachtree City is quite the gem which means living here comes with a price tag that is in line with its desirability. Housing can lean towards the pricey side, especially if you’re eyeing properties along those famed golf cart paths.

And while most folks adore those carts, a focus on cart pathways means sidewalks take a back seat in certain areas—not ideal for long walks or jogs unless you don’t mind sharing space with your four-wheeled friends.

Public transportation isn’t this city’s strong suit either; owning a car is almost non-negotiable unless you plan on becoming besties with your golf cart beyond leisurely rides. And while you won’t experience a lot of traffic in the city, you’ll have to keep in mind that Peachtree City is 30 miles away from the closest major airport (Hartsfield-Jackson), and it’s roughly 10 miles away from Interstate 85. So, if you work in Atlanta and you’re community home to Peachtree City, there’s another leg to your trip home once you get off the highway.

And last but not least, the nightlife. Peachtree might feel more lullaby than a symphony. And in that way it resembles Johns Creek without the Johns Creek price.

So overall, Peachtree City offers an enchanting blend of community warmth, safety, natural beauty, and a unique transportation culture, making it an ideal spot for families. However, weigh in on what matters most to you—whether it be affordability, walkability, or nightlife before considering this leap into golf cart utopia.

Alright, folks. We’re finally onto #5 on the list. Lake Claire: an urban oasis.

In the heart of Atlanta, Georgia, there’s a treasure waiting for families seeking a harmonious blend of history, community, and modern convenience: Welcome to Lake Claire. This neighborhood isn’t just a place on the map—it’s a vibrant community where families can grow, thrive, and create lasting memories. Let’s take a delightful stroll through Lake Claire, where every street echoes with laughter and every home tells a story of togetherness.

The moment you step into Lake Claire, you’re embraced by its distinctive charm. The neighborhood is dotted with historic Tudor-style homes and lush tree-lined streets that seem to give off a nostalgic vibe. These architectural gems have stood the test of time and now serve as the backdrop for modern family life, offering both beauty and a sense of stability.

But what truly sets Lake Claire apart is its incredible sense of community—a rare find in today’s fast-paced world. Here, neighbors know each other by name, children play safely in front yards, and community events are eagerly anticipated gatherings that bring everyone together. It’s a place where lifelong friendships are formed over block parties and local projects, creating an unbeatable sense of belonging for both young and old.

For families with an insatiable curiosity and love for learning, being neighbors with Emory University is like having a golden ticket. However, paradise comes at a premium in Lake Claire. High housing costs and property taxes reflect the high demand for this idyllic setting—a testament to its allure but also something for families to consider carefully.

While Lake Claire offers serenity away from city noise, those seeking more boisterous entertainment might find it quieter than expected. Additionally, navigating the neighborhood may pose challenges due to limited public transportation options—a slight drawback that encourages more intimate adventures closer to home.

And then there’s the quest for parking during peak times—be prepared to drive around the block a few times.

Then there is the education system. The children who attend school in this area will have to navigate crowded schools, and many families find they need to demonstrate patience with the Atlanta Public School System. Consider in what ways you can or want to supplement your children’s education if the goal is to capitalize on the rest of what this neighborhood has to offer.

Despite these considerations, choosing Lake Claire means embracing an environment where children can flourish surrounded by history yet never far from modern conveniences—a community that values deep roots while reaching confidently toward the future.

From its picture-perfect streets brimming with friendly faces to its commitment to fostering strong educational foundations—Lake Claire is not just any neighborhood; it’s an invitation to join a close-knit family community within Atlanta’s bustling embrace.
